Things to know when you are selling a house

First of all, buyers will only go to see a home if they like how it looks online AND they are usually very well informed about whats on the market in the area and will make a list of what they want to view. You have about three seconds to make an impression before you risk losing potential buyers. The key photo is the first one, usually the front of the house, and that need to grab them. The next couple of photos is are important to, if they are good the buyer are more keen to scroll to see the rest of the house and add your house to the viewing list.

Things that buyers love when viewing online is LIGHT and BRIGHT, LARGE and CLEAN, and last but not least UP TO DATE.

Be sure you know your homes selling features and make sure the buyers notice them. If you have a wood burning fireplace do not hide it behind big furniture. Be sure to showcase the selling features, you can not take for granted that potential buyers will see them unless you highlight them.

Also thing we might not do as a norm, like placing the bed in front of a window, could be just the right thing when highlighting features of the house. If you have a lovely window and a bed frame that goes well with it you can draw attention to both and also make it look bright and light on the photos.

So, take a tour around your house and make a list of what to do and then do it again pretending you are viewing the house as a buyer, Its a great way of making it ready for the online photos!
